Why the spread is so wide

A unit two streets back from the beach in the same building complex can rent for 20–30% less than a sea-view equivalent on a higher floor — the same building, radically different price depending purely on which unit and which floor.

Newer developments (built within the last 3–5 years) command a genuine premium over older buildings even at comparable size and location, reflecting updated fittings, better common facilities, and often stronger building management. Thai rental listings vary in what’s bundled into the headline rent figure. Common variations to check before comparing two listings directly:

  • Whether the water and building common-area fee is included or billed separately
  • Whether the unit is furnished, partially furnished, or empty — this alone can shift the effective comparison significantly, since furnishing an empty unit is a real upfront cost
  • Deposit and advance-rent requirements — commonly 2 months’ deposit plus 1 month advance, though this varies by landlord and can sometimes be negotiated, particularly for longer lease terms
  • Minimum lease length — shorter leases (month-to-month or 3-month) typically carry a premium over 12-month commitments

Practical takeaway

Town Centre and Khao Takiab suit people prioritizing walkability and beach access; Hin Lek Fai, Cha-Am, and Pranburi suit people prioritizing space and value over proximity. Most long-term expats settle on the latter once the novelty of beachfront living is weighed against the rent premium — a common pattern is renting centrally for the first few months while learning the town, then relocating to a quieter, better-value area once the initial landing period is over and the actual daily routine (not the fantasy of beachfront mornings) becomes clear.
