A company structure discovered to be a nominee arrangement risks being unwound entirely, with the underlying land ownership challenged and potentially forfeited — a catastrophic outcome for a foreign buyer who assumed the structure was routine and low-risk.

The honest trade-off
This route carries more ongoing complexity and cost than a condo’s freehold title or even a straightforward leasehold — annual accounting fees, the administrative burden of maintaining a company, and genuine legal risk if the structure isn’t set up and maintained properly. It’s worth it primarily when land ownership itself (not just a house sitting on leased land) genuinely matters to the buyer — for instance, wanting to eventually build, extend, or subdivide in ways a lease wouldn’t straightforwardly allow — and worth avoiding as a casual workaround chosen simply because “everyone does it.”
